Signs your driveway needs attention
Common problems here include rust streaks from well-water sprinklers, black mildew in shaded corners, oil spots from vehicles and mowers, cracks from roots or settling and faded or peeling old paint. Older homes often have driveways patched several times, leaving a mix of colors and textures. Newer homes sometimes show early scaling from poor finishing during construction. If the slab is structurally sound, a coating can fix the look and add protection.
Our resurfacing process
We pressure wash, treat stains and repair cracks. Then we apply a polymer-modified cement overlay that bonds to the existing slab. The overlay can be finished several ways, then sealed to protect it from stains and UV.
Knockdown texture
A sprayed, troweled texture that stays cool and gives traction. It is a popular look for Florida homes and pairs nicely with pool decks.
Stenciled patterns
Stencils create brick, tile or stone patterns. Colors can be blended for a natural look.
Smooth or broom finish
A uniform finish that hides old patches and stains while keeping a clean, simple look.
Choosing materials for outdoor use
Not all coatings belong outdoors. Interior epoxy yellows and can become slick in rain. For driveways, we use cement-based overlays, penetrating sealers or UV-stable, textured polyaspartic systems. Each has tradeoffs, and we explain them during the estimate.
Roots and settlement
Big oaks are part of the charm of older neighborhoods, but their roots lift and crack driveways. Small cracks can be filled and covered. Sections that have heaved significantly may need replacement first. We are honest about what a coating can and cannot fix.
Homeowner associations
Many newer neighborhoods have HOA rules on driveway colors and patterns. We provide samples and product sheets for your application and can suggest options that meet common guidelines.
Timeline
Most driveways take one to three days, depending on repairs and finish. Foot traffic is fine after about a day, and vehicles after a few days. We plan around afternoon storms with early starts.
Keeping it looking good
Rinse occasionally, clean oil spots quickly and reseal every few years. Redirect sprinkler heads away from the driveway to prevent new rust stains.
Questions
Can you coat a carport too?
Yes. We often coat carports and walkways to match the driveway.
How long does a resurfaced driveway last?
With good preparation and periodic resealing, many years.
Will cracks come back?
If the slab moves, cracks can return. We fill and flex joints to reduce that risk.

Pairing the driveway with the rest of the yard
A refreshed driveway can make the front walk, porch steps and carport look tired by comparison. Many homeowners choose to coat them all at once so colors and textures match. We can carry a stenciled border from the driveway along the walk, or use the same knockdown texture on the pool deck in back. Doing everything in one visit saves setup time and keeps the price per square foot lower. We bring color chips and texture samples to the estimate, and we can lay them right on your concrete so you can see how they look in your own light, at different times of day, before you decide.
We also photograph the driveway before work begins so you can see the full change once the job is done.
